Condo Insurance · Norman, OK
If Your Condo Burned Tonight, Who Would Pay for the Kitchen Island?
Most condo associations carry insurance on the building. If they rebuild after a fire, they rebuild bare walls. Your cabinets, your sinks, your toilets, your flooring, and everything you own inside are on your policy, or on nobody.
Walls-in coverage for cabinets, fixtures, and finishes, plus your belongings, liability, and up to 24 months of loss of use.
Condo insurance is often called "walls-in" coverage. The association policy handles the structure and the common areas. Yours handles the interior finishes, your personal property, your liability, and where you live while the unit is repaired.
The structure of the policy looks a lot like a homeowners policy: liability, guest medical, personal property, deductibles split between all perils and wind and hail, and additional living expense. The difference is simply how much of the building is yours to insure.
What it covers
What does condo insurance cover?
Walls-in: cabinets, fixtures, finishes
Kitchen cabinets and islands, bathroom fixtures, flooring, and built-ins. If the association rebuilds the shell, this pays to put your interior back.
Personal property
Furniture, electronics, clothing, and everything else you own inside the unit.
Liability and guest medical
If a guest is hurt in your unit or you are held responsible for damage to a neighbor, liability pays the claim and the defense.
Additional living expense, up to 24 months
A rental, an Airbnb, or a hotel while your condo is repaired after a covered loss.
Split deductibles
One deductible for all perils and a separate one for wind and hail, the same structure as a home policy.

In Jonathan's words
What Our Sales Manager Tells Every Caller
“If your condo is ever on fire and they say, "We are going to rebuild it," they are rebuilding it just with the walls. Unless you do not want to have the island you already had, these are things you have to have coverage for.”
“Get the cost together of what you think all your personal property is worth, and double it. You say, "I have $100,000 in total personal belongings." Perfect. It is going to cost another $100,000 to put all your cabinets in your kitchen and all your fixtures in your restroom.”
This page is based on a recorded interview with our Sales Manager, Jonathan Sambrano, lightly edited for clarity. Figures are examples he gave and will vary by policy.
What stands out
What should a new condo owner know?
Condo policies are straightforward. The mistakes happen in how much coverage people buy, not in which policy they pick.
Double your personal property estimate
Add up what your belongings are worth, then get a quote for double that. The second half is the cost of putting cabinets, fixtures, and finishes back into a bare unit.
Your toilet is "personal property"
When someone tells you that you only need coverage for your personal belongings, they are leaving out that in a condo, the fixtures are yours too.
A local agent who reads the association policy
What your HOA covers varies. We help you figure out where their policy stops and yours needs to start.
Bundle and save
Pair your condo policy with your auto
Bundling anything with your auto policy is always a good idea. Insure your condo and your car with one office and ask us what the multi-policy discount does to both premiums.
FAQ
Condo insurance questions we hear
It is not just your personal property. In a condo, your cabinets, sinks, toilets, and fixtures are yours to insure too. If the unit is rebuilt, the association puts back the walls. Your policy puts back the kitchen.
A home policy protects the dwelling plus everything inside it. A condo policy protects what is inside the walls of your unit plus your belongings and liability. Everything else, including deductibles, liability, and loss of use, is structured the same way.
Additional living expense, also called loss of use, pays for a rental, Airbnb, or hotel while your unit is repaired after a covered loss, for up to 24 months.
