Not Collecting Rent Does Not Make It a Homeowners Policy

If you own a home and someone else lives in it, a tenant, your daughter, a friend, the house needs a landlord policy. A homeowners policy on a house you do not reside in becomes a problem the day an adjuster asks where you were.

25–40%

typical savings when landlord, home, and auto are bundled

For any home you own but do not live in, rent or no rent. High liability, rental income protection, and deductibles as low as $1,000.

A landlord policy protects the structure of a rental property, the appliances you provide, the rent you would lose if the home became unlivable, and, most importantly, you, when a tenant or their guest is injured and holds you responsible.

Hosts: short-term rental coverage for Airbnb-style properties is coming soon to our office. It is not available yet. Tell us about your property and we will let you know when it is.

What it covers

What does landlord insurance cover?

  • The dwelling

The structure of the rental home and attached structures, including wind and hail.

  • Landlord-provided property

Personal property coverage on a landlord policy is minimal by design. It covers the items you furnish: the fridge, the stove, the washer and dryer.

  • Rental income loss

If the home burns and is rebuilt over months, the carrier pays a set monthly amount for the rent you are not collecting, as if it were still rented.

  • High liability

Liability on a landlord policy should always be high. If a ceiling fan falls on a tenant and they blame you, this pays the claim and your defense.

  • Deductibles as low as $1,000

Choose the deductible that fits how you manage the property.

In Jonathan's words

What Our Sales Manager Tells Every Caller

“I had this lady: "I do not live in this home. My daughter lives in this home, but I am not collecting rent. She just lives there." Okay, we still need a landlord policy. If the home catches on fire, and you show up when the ambulance and your claim adjuster are there, and you say, "I was not here," they say, "Well, where were you?" Then it is an issue.”

Jonathan Sambrano, Sales Manager and Licensed Agent · Jonathan on why rent-free homes still need a landlord policy

“Liability coverage on a landlord policy always has to be high. The last thing you want is the tenants walk in, the ceiling fan falls on their head, and they blame you for it.”

What stands out

Why do Oklahoma landlords use Stansel?

  1. We catch the homeowners-policy mistake

Many owners believe a house with no rent coming in can stay on a homeowners policy. It cannot. We move it to the right policy before a claim exposes the gap.

  2. The largest bundle discount we write

Bundling a landlord policy with your own home and auto saves roughly 25 to 40 percent. Jonathan’s words: "this is not exaggerating."

  3. Rental income protected

Most owners think about the structure. We make sure the lost rent is covered too.

Landlord insurance questions we hear

Yes. The policy type follows who lives in the home, not whether money changes hands. If you do not reside there, it needs a landlord policy.
